Environmental Impact Assessment (EIA)

A study that predicts the environmental consequences of a proposed development. It analyses the expected effect on the natural environment, human health, and property.

All undertakings requiring an EIA are as per Part B of the Sixth Schedule of the Environment Act 2024

Strategic Environmental Assessment (SEA)

Required for major plans and programmes. SEA evaluates environmental implications at the policy or planning stage, assessing cumulative effects before individual projects begin. It's broader than project-level EIAs.

Preliminary Environment Report (PER)

A simplified environmental evaluation for lower-impact projects. Mandated under the Environment Act 2024, PER approval is required before obtaining building or operational permits. It's less detailed than a full Environmental Impact Assessment (EIA).

Building and Land Use Permit (BLUP)

Required for any construction project, including new buildings, extensions, or renovations, as well as for changing the use of a property. It essentially grants permission to build or use a property for a specific purpose.

Outline Planning Permission (OPP)

An early-stage approval from local authorities confirming if a proposed development is feasible. It's obtained before investing heavily in detailed designs or Building and Land Use Permits, providing cost-effective certainty on whether a project can proceed on its intended site.

Land Conversion Permit (LCP)

The authorisation required to convert agricultural land into non-agricultural land under the Sugar Industry Efficiency (SIE) Act 2001, Part V.

Environmental and Social Impact Assessment (ESIA)

Identifies, predicts, evaluates, and mitigates the potential environmental and social impacts of a proposed project before major decisions are taken, and commitments are made.

An ESIA is often aligned with international framework such as World Bank's Environmental and Social Framework (ESF), IFC Performance Standards and Equator Principles

Social Impact Assessment (SIA)

Examines a project's effects on nearby communities, including their quality of life, economic opportunities, and overall welfare. Mandated for Smart City schemes and specific major developments, an SIA helps identify social consequences for local residents, enabling project developers to create appropriate mitigation plans and community benefit strategies during the approval process.
